The Dec 31 milestone deadline will find your building's glass

Florida Statute 553.899 gives aging condos in Miami-Dade and Broward a hard milestone-inspection deadline: buildings three stories or taller and 25 to 30+ years old must complete their inspection by December 31, 2026, with $500-a-day fines and code referrals waiting on the other side.
Why a glass shop should care
Milestone engineers walk balconies, catwalks, and elevated walkways, and they document guardrail anchorage along with the concrete it lands in. Salt-air chloride intrusion corrodes embedded steel; spalling follows; and a railing anchored into failing concrete is a finding, not a footnote. Every Phase 1 report that flags balcony guards becomes a remediation scope — demolition, concrete repair, and new railing systems.
The wave behind the deadline
Thousands of buildings hit the deadline at once, which means 2027-2028 will be heavy with balcony restoration packages across South Florida. Shops that can quote code-compliant glass guards — laminated make-ups, engineered base shoes, documented anchorage — will have more work than crews.
Position now
- Get comfortable with the FBC guard requirements (we published a field translation of the railing code in this blog).
- Build relationships with the restoration GCs running concrete scopes; glass is usually their last trade in.
- Standardize on stocked, documented hardware so your submittals do not wait on imports.
